You'll hear your neighbors, give up on in unit laundry, and have to deal with random hot/cold water in an older bathroom. However, your only utility is electric, which in the summer means you'll be paying for your AC. You don't pay for heat, water, cooking gas, or trash/sewer. Parking is free.
Buildings are partially secure with different keys for each entry door, and each building. Entrances are shared with 6 units, two per landing. Tenants bring in any packages or mail they see, and will often leave them at your door if passing.
This is not a "luxury" property.
It is a well established community, with mix a of all ages and periods of tenancy. It is right off the Cooper River trail. It is also ten minutes to the heart of Collingswood, a few more to the Collingswood PATCO station. A ten minute drive takes you to the Cherry Hill mall or Wegmans.

It has its quirks. But the value and location? ✔️+

fantastic location with the river and cherry hill mall nearby. never had any issue with maintenance when i needed them. neighbors are friendly and have given me no issues for the couple years ive lived here. it even has its own parking lot!

Rent price is low relative to the NJ marketplace. Location is great for an active lifestyle as it is easily accessible to hiking, and biking trails as well as the local Collingswood pool. Cooper River and the Camden County Park is a short walk away. Beautiful sunsets over the river.
